2025 Housing Report Summary
The Town and RM of Lac du Bonnet’s 2025 Housing Report provides a comprehensive overview of current and future housing needs, demographic trends, and opportunities for sustainable residential development. Based on a survey of 192 residents and extensive community data, the report confirms that Lac du Bonnet is a stable, growing community with increasing housing demand over the next 1–6 years.
Homeownership dominates the local housing market, with 86.7% of residents owning their homes and over half mortgage-free. While this reflects community stability, it also highlights an aging homeowner population and limited housing turnover. Detached single-family homes remain the preferred housing type, with most households seeking three-bedroom homes in affordable, mid-price ranges. At the same time, downsizers and seniors are driving growing demand for smaller units, condos, apartments, and assisted or independent living options, which are currently limited.
Affordability remains the most significant housing challenge. Nearly half of residents spend more than 30% of their income on housing, and renters report uncertainty due to a shortage of mid- and long-term rental options. These pressures are expected to increase as population growth continues. By 2031, the population of the Town and RM is projected to exceed 5,100 residents, with seniors accounting for a rising share of the population.
Overall, the report identifies a clear need for a broader mix of housing types, including affordable homes, senior-focused housing, family and executive homes, and innovative development approaches. These findings will help guide future planning, investment, and policy decisions to support sustainable growth and livability in Lac du Bonnet.
